Are there any first-time home buyer programs available?

Yes their are multiple down payment assistance programs available through the state of California and through non profit agencies that can cover your entire down payment when buying a home. Once you fill out an application we will find out which programs you qualify for and we do all the necessary paperwork on your behalf to help you obtain the assistance.

What are your interest rates?

Interest rates change daily, we make sure that our rates are always lower then the major banks and credit unions so you can feel secure in knowing you are getting a great rate.

How much are closing costs?

closing costs for most types of home loans range between 2 to 2.5 percent of the sales price. Closing Costs for down payment assistance programs tend to be a little higher depending on the program you choose. If you do not have money for closing costs that is ok. Many of our clients have the seller pay the closing costs as part of the negotiations.

What credit score do I need?

To qualify for down payment assistance and to buy a home with no money down a 600 credit score is needed. With a 580 credit score you need a down payment of 3.5 percent. with a 500 credit score you need a down payment of 10 percent.

How much do I qualify for?

Rough rule of Thumb is you can usually borrower around 4 to 5 times your annual income. so if your income is 100K a year, you will probably qualify for a loan amount between 400 to 500K.

Is now a good time to buy a house?

Home prices are determined by supply and demand just like everything else. California is currently needs an extra 1.2 million homes. Due to the shortage of homes for sale (we are currently at only 50 percent of normal) home prices are likely to continue rising over the next few years. Waiting to buy a home will result in higher home prices.
